AnthonyB Posted September 8, 2020 Report Posted September 8, 2020 You aren't subject to any fire safety legislation beyond the basic Housing Act requirements for renting single family dwellings so as long as you have smoke alarms that are checked at the start of each tenancy (& carbon monoxide ones for any solid fuel appliances) and haven't removed doors, changed windows for non escape windows, or changed layout since built (unless you have gone through Building Control to approve these changes) then that's it. No fire risk assessment, fire certificates or anything. You would be of course be expected to have a valid EICR with a 'satisfactory' report and valid Gas Safe certificate in any case. Of course if you are unlucky enough to be in the Bootle selective licensing area then the Council seem to have enough resources to manage the requirement in this area for virtually every types of rented property to be licensed (normally only HMO's and certain houses converted to flats) and so you will need to go through this process too. If so, she needs to contact the local met council and get more details also the certificate could be the gas safety certificate.
