Mineral Posted January 2, 2020 Report Posted January 2, 2020 I am a landlord of a 3 storey building. Ground Floor is leased (takeaway) and 1st/2nd floors are a HMO. I have been asked by the council to provide a 1 hour fire rating between the commercial ground floor and the 1st floor. Since the ground floor is leased and an operational business, Is there any way the fire rating can be achieved from above ? Alternatively is there anyway to mitigate not having a 1 hour celling/floors e.g. fire alarm system between commercial and HMO ect ? Quote
AnthonyB Posted January 2, 2020 Report Posted January 2, 2020 Has to be on the risk side (below). A full detection & alarm system to evacuate the HMO upon fire in the takeaway is a possible alternative Quote
Tom Sutton Posted January 3, 2020 Report Posted January 3, 2020 This would mean major building work but you could try https://www.propertyrepairsystems.co.uk/fireceiling.htm, I have no experience of this system but you could contact the company and of course the local building control, see what they have to say. Tom Sutton Posted January 4, 2020 Report Posted January 4, 2020 It will be interesting to see their response. Quote
