Guest Craig
Hi Are flat balconies covered by the rro? Would the fire risk assessment need to include the balconies and consider the risk of fire from the balconies? thanks
Tom Sutton
Are these balconies private or are they used in common.

Tom Sutton
If they are private balconies then they do not form part of the common area therefore are not subject to the RR(FS)O.
Guest Craig
so am I right in thinking they wouldn’t need to be covered in the FRA? Even if looking at the building from the exterior? Im thinking of residents storing materials on the balconies?
Tom Sutton
Private balconies are not covered by The Regulatory Reform (Fire Safety) Order 2005 only the common areas but fall within The Housing Act therefore you have no powers to require them to do anything.
