Guest DavidPoll
Flat is located above a pub premise. In a rented flat with no inner rooms and 2 exit routes, do all habitable rooms still require Fire doors to protect the escape route/corridor? Tom Sutton
How is the flat separated from the pub does it have independant exits?
Guest David Pollock
Many thanks for getting back in touch! It is separated by a protected lobby located at ground floor level. This lobby contains a FD30 door to the accommodation, a FD30 door to pub and a door leading to outside of the premises. Are flats of these kinds considered as Dwelling houses or buildings other than dwellings houses? My interpretation of the regs was that we would have had to follow volume two. and thus all habitable rooms would require upgrade to FD30 doors? Tom Sutton
I would consider this flat subject to ADB vol 2 and dependent on the the number of floors, (height) 2.12 or 2.13 would at appropriate. If it is like most flats above pubs then it would be two storey and 2.12 would apply.
