  1. I sympathize with nigelh. We too have similar problems with our managing agent of a under 11m block. Explicitly the managing agent, who are the freeholders ‘responsible person’ and are requiring certification from owners, who are responsible for the flat entrance doors under the lease. First after a partial inspection it was deemed the flat entrance doors could be fixed by their contractor but owners had trouble getting sensible quotes from them. Then they changed their minds and said all the doors had to be replaced. The fire brigade then inspected our proprty and deemed them ‘notional’ but perfectly good fire doors that did not need replacing. The fire brigade did request strips and seals be added. So the agents have back tracked to repairs. As their contractor had been so incompetent we asked about other 'approved' contractors. They are claiming we would be required to provide certification to British Standard 8214 if using different contractors. Will anyone issue such certification on a ‘notional’ door? We had assume a competent carpenter (who talked sense) and worked on fire doors was the way to go, as suggested above, but is there actually any trades group/standard we can expect or certification that would be offered if they were to realign a door or add appropriate strips or seals if the base door is ‘notional’? We understand the freeholder has to give us good information about our responsibilities as owners and encourage our compliance. But the agents, as the responsible person, in search of sureties, seem to be demanding things that don't seem to be available to us.
