Fire Door - Installation / Certification
Tom Sutton replied to JohnSmith1's topic in Passive Fire Protection
I tried to follow your explanation and not sure if I fully understand it but it does appear that fire safety could be compromised therefore it could be classed as a material alteration requiring building regulation approval so they should check it out with the local building control. -
I am not aware that christmas tree decorations fall under the description of furniture or furnishings, so any labels would be safety labels and subject to the Trading Standards jurisdiction.
-
Fire doors should have approved self closing devices to BS EN 1154: 1997 and as far as I am aware all chain types do not conform, consequently you need to change it.
-
Are the final exit doors from the large room with no windows and the layout needs to be explained more fully.

Permanently closed/decommissioned internal sliding fire door.
Tom Sutton replied to Micosmiling's topic in Fire Exits
You would need to know the full layout of the area where the door is located, both sides of the door. -
I could not give a definitive answer without knowing a lot more, but by the sound of it, I would not be in favour of the proposals.

Check out page 27 and 29 of Fire safety of furniture and furnishings in the home A Guide to the UK Regulations which may be difficult to understand so I would suggest you contact FIRA.

Escape Lighting Not Required in 2-Storey Flats
Tom Sutton replied to Brad Parker's topic in Emergency Lighting
Glad I live this side of the pond. -
Approximately 4 to 5 years subject to a test
-
If your electric cupboard is involved in fire you are likely to lose your lights pretty quickly, so it is unlikely you are not going to be unaware very long, then you are going to be glad it is enclosed to a 30 minute standard.
-
If the single external metal staircase is used by both flats then that is a communal area therefore subject to the RR(FS)O but the FRA would have little to considerer other than the maintenance of the external, however the commercial premises below would have to consider the flats above when conducting their FRA.

I would think the cupboard needs to be fire resistance to a full 30 minute standard, the detection is an added precaution which is debatable.
-
We would need more details of the layout and what you mean by 2 standalone maisonettes.

Sold a Sofabed without any fire safety labels
Tom Sutton replied to a topic in Passive Fire Protection
The labels he sent are display labels and not permanent labels as they should be, if the manufacturer is british he would be breaking the law and the Trading Standards would deal with it. Check out Fire safety of furniture and furnishings in the home A Guide to the UK Regulations FIRA -
It happens all the time but knowing why is anybody's guess.

Questions about fire doors are best asked on on Fire Doors and Accessories as this is the area that Neil Ashdown inhabits, and he is good.

Intumisent seal between frame and structure

It will most likely not be required but as AB has said there could be issues that may require the glazing to be uprated, like a narrow external escape route for instance.
-
Without a detailed inspection or plans it is impossible to advise you, will be up to the Fire Risk Assessor for the guest house to decide what is necessary and the RP to implement it.
-
Cannot see any reason why not I would need more information to be certain.
-
There is no reasons why they cannot use a fire exit to unload provisions, if there was an emergency the lorry would have to move to allow persons to use the fire escape for means of escape. The situation regarding the shared access lane is for the lawyers.
-
This does conform to ADB vol 1, but assumes you have either a door or an escape window, because in theory it meets the requirement it could be considered satisfactory but I would dispute it and contact an enforcement office of the local fire and rescue service and get his opinion. Check out Approved Document B (Fire Safety) Vol 1

If Marie is talking about the Landlord Selective Licensing Scheme which Liverpool and Wirral did partake but i do not know the present situation. If so, she needs to contact the local met council and get more details also the certificate could be the gas safety certificate. It may be a little offensive but you could check out https://www.propertyinvestmentproject.co.uk/blog/landlord-licensing/ it may help to understand the sheme.
